Residential Valuations
We carry out valuations of residential property for all purposes including properties in the course of construction or requiring extensive repairs or improvements or where there is a problem of any type affecting the value.

We can, through our associated practice Sibley Pares Chartered Surveyors, carry out valuations for lending purposes for a large number of (but not all) Banks and Building Societies.


Commercial Valuations
We carry out valuations of commercial property for all purposes including properties in the course of construction or requiring extensive repairs or improvements or where there is a problem of any type affecting value.

Licensed Premises Valuations
We have since 1988 specialised in pubs, restaurants and small hotels carrying out building surveys, valuations (both “bricks and mortar” and “going concern”) and rent reviews. We are able to value development projects, part built properties or those requiring repair or improvement or where there is any other problem affecting value.

We can, through our associated practice Sibley Pares Chartered Surveyors, carry out valuations for lending purposes for a large number of (but not all) Banks and Building Societies.


Probate Valuations
We carry out formal Probate Valuations for all types of residential and commercial property including licensed premises. The valuation can take into account part built or defective properties or those requiring extensive repairs or can include a valuation of the business on a “going concern” basis. The valuation can be backdated as required.


Capital Gains Tax/Backdated Valuations
We carry out for all types of residential, commercial or licensed property either backdated to April 1982 or whatever other date may be appropriate.

 

Equestrian Property
We carry out the valuation of equestrian property from small areas of grazing land to houses with extensive equestrian facilities.


Schedules of Condition
We carry out Schedules of Condition on all types of property whether for lease or other purposes normally on a fully defined basis supplemented by photographs.


Boundary Disputes
We have carried out a large number of instructions over the last twenty years involving boundary disputes normally on an Expert Witness basis. These have involved both residential and commercial property where extensive research has been required into the background and obtaining evidence as to the original location of the boundary in dispute.


Party Wall Matters
We carry out work under the auspices of the Party Wall Etc Act 1996 acting for both “Building” and “Adjoining Owners”. We can advise at an early stage whether the Act applies and offer sensible and cost effective solutions to problems that might arise.


Dilapidations
In addition to our specialist work on Diminution Valuations, we also prepare Schedules of Dilapidations for Lease Termination and Schedules of Wants of Repair for work required during the lease term.


Rental Valuations and Rent Reviews
We can provide formal rental valuations for most types of residential, commercial and licensed property and can carry out rent reviews for both Landlords and Tenants on the same basis.


Expert Witness
We can carry out Expert Witness work for most of the categories listed on our Web Site providing the requirements of both the RICS and the Civil Procedure Rules can be met.


Fire Insurance Reinstatement Valuations
We can carry out fire insurance reinstatement valuations for most types of residential, commercial and licensed property.
