Leasehold Extension & Enfranchisement Valuations

Leasehold extension and enfranchisements are generally carried out to protect the investment value of a property. Depending upon individual circumstances will determine whether an extension or enfranchisement is of greatest benefit to the client.

The format of these valuations is clearly defined within the Leasehold Reform, Housing and Urban Development Act 1993, as amended by the Commonhold and Leasehold Reform Act 2002 and the precedent created by Sportelli -v- Cadogan.

We are able to undertake valuations for both Landlords and Tenants and provide a fully detailed written valuation of the premium payable for individual lease extensions or for the purchase of the freehold interest in blocks of flats or individual leasehold houses. This enables our Client or their representative to serve either a Notice or Counter Notice where appropriate.

We also negotiate with opposing surveyors on Client’s behalf complying with Directions from the Tribunal where a dispute has arisen and attending the Hearing and giving oral evidence.
