Specialist Diminution Valuations There are a number of circumstances where the Diminution in value of a property needs to be established, this can be due to a change in access or boundaries or where a dispute has arisen regarding building works that have been poorly carried out or there has been apparent negligence in carrying out a building survey or valuation. In most of these cases the Court will award Damages to the injured Party based upon the Diminution in value caused by the failure of the other Party to competently carry out the task they contracted to undertake. In other circumstances the value of the property may be less than originally thought due to the lack of disclosure regarding access, boundaries and disputes with neighbours and again it is normal to establish the Diminution in value as the correct method of identifying the loss suffered. The question to be asked is – how much less would a purchaser pay for the property if the undisclosed information had been provided or the work competently carried out? We carry out valuations to establish this lower price and by comparison with the purchase price or Market Value, the Diminution in Value that has occurred.
